How do we work.

Together at first we set out a timeframe. It is desirable, that the time gap between our  visit and yours is not to big, otherwise we run the risk, that the selected property is sold.

Based on your specifications we begin our search. We check various databases and we go to the area  you have selected to see whether there are properties for sale through private owners. 

6 weeks before your visit we present to you 5 brochures of properties meeting your specifications.

If you are interested we visit the properties you select.

At your convenience you can book flight's to come over and inspect the selected properties yourselves. 

We will visit  the selected properties with you. 

We support you with the negotiations.

In this phase we will introduce you to an English speaking lawyer, to help you with the contractual side of your possible purchase. 

The role of a lawyer in Spain in the whole process is very important, he does all the necessary checkups for you, to make sure you buy the right property from the right person, free of any existing claims or leans and with the correct licenses and permits (in other EU countries this is done by a notary). 

If the negotiations are successful and you agree a price, you will need a deposit of between  3.000 and 10.000 Euro according to the value of the property (the property will then be withdrawn from the market).

This amount in general will not be returned to you in case you decide not to buy. 

Keep in mind that you have to add 9 to 12% to the sales price for costs and taxes and that you have to pay 10% of the sales price immediately upon signing the official sales contract. 

We assist you with obtaining your NIE-number (fiscal non-resident number), opening a bank account and help you to find proper financing. 

Local financing for non-residents is possible up to 60-70% of the valuation price with a pay back period of 10 to 30 years depending on age and income.
